Guidelines for Signs (Political & Real Estate)

Real Estate (”For Sale”) Signs: The Board of Directors has adopted a policy concerning “For Sale” signage. The guidelines are as follows:

  • Only one standard “For Sale” sign, not to exceed 18 inches by 24 inches including attachment of a single rider, is allowed per Unit.
  • Sign is to be placed no closer than 3 feet from the street but sign may not be located on the ditch section.
  • Owner may choose a window sign or a yard sign, but not both.
  • Only professionally made signs are allowed, provided that under no circumstances are handwritten signs allowed.
  • No directional signs will be allowed any time for the sale/resale of a home.
  • Only one open house sign on the Unit lawn allowed the day of open house.
  • No signs at the mailbox for handouts are allowed. Handouts may be attached as a rider to the above described sign, not to exceed 4 inches by 24 inches, provided that there is only one rider, total, for the sign.
  • No audio sign allowed, unless it is a part of the single rider to the sign described above.
  • Any Owner not following these guidelines will be fined $25.00 per sign, per day.
  • OWNERS SHOULD REMEMBER THAT THEY ARE LIABLE FOR THEIR AGENT’S FAILURE TO ABIDE BY THESE GUIDELINES.

Political Signs: This document regulates or prohibits the display of political signs. The board of directors has adopted a policy concerning political signs, which are defined as signs that attempt to influence the outcome of an election, including supporting or opposing an issue or candidate on the election ballot. The guidelines are as follows:

  • Political signs may not exceed fifteen (15) square feet in area and three & one-half (3 ½) feet in height. No lot may contain more than sixty (60) square feet of such signage.
  • Display of a political sign more than forty-five (45) days before an election and later than seven (7) days after an election is prohibited.
  • Any owner not following these guidelines will be fined $25.00 per sign, per day.
  • Note also, that the city of Raleigh prohibits the placing of political signs in public right of ways or on utility poles, and owners should therefore review the city regulations before placing signs.

Other Signs: Absent the written consent of the Board, or as otherwise permitted in the Declaration, no sign of any kind shall be erected within the Properties.

MOVED: Yard Sale

The Hedingham Yard Sale for September 6th is canceled due to inclement weather. And since the initial rain date will likely be compromised, the decision has been made to just move the whole thing to October 4th (rain date of October 11th)

Sorry about the musical dates, but this one was mother nature’s call.

New Nursery Hours

In an effort to be more useful to our residents, the Nursery at the Athletic Center is changing its hours. We’ve noticed that almost no one ever uses the Nursery after 7:00 PM. So we’ve shifted the evening session one hour earlier. The morning hours will remain unchanged.

New Nursery Hours:

Monday - Thursday 4:30 PM - 7 PM
